How much should a website actually cost in 2026?

I've already written about what a small business website costs in general terms. This one goes deeper — the actual benchmark ranges by tier, and more importantly, why the price swings so wildly between two quotes for what sounds like the same project.

What actually drives the price

Two "build me a website" requests can land anywhere from $0 to $20,000, and the gap comes down to a handful of variables: custom design vs. a template, a simple brochure site vs. e-commerce or bookings, whether copywriting and photography are included or billed separately, and whether ongoing changes are folded in or charged per hour forever.

Real ranges by tier

DIY / template builder — $0 to a few hundred dollars a year, plus your time. Cheapest option on paper. The real cost is the hours you'll spend writing copy, sourcing images, and fighting the template — hours most owners underestimate badly.

Freelancer — roughly $1,500 to $5,000. Wide range because it depends entirely on who you hire. Often a deposit upfront, a few weeks of back-and-forth, and change requests billed hourly after launch.

Small agency — roughly $5,000 to $12,000+. More process (discovery calls, mockup rounds, a formal contract), usually a stronger result, but slower — often 2 to 4 months start to finish — and frequently locks you into a maintenance contract afterward.

Larger agency / enterprise — $15,000 and up. Makes sense for complex custom software or large e-commerce platforms. Overkill for a standard small-business site.

What the quote usually doesn't mention

The number you're quoted is rarely the number you pay. Photography and copywriting are often separate line items. "Unlimited revisions" frequently means during the build only — every change after launch gets billed by the hour. And a lot of "affordable monthly" websites hide a 12- to 24-month contract, so leaving early costs a termination fee on top of everything else.
